I have been visiting this lady for a while, so this report draws from a number of visits rather than one in particular. Arrangements are through WhatsApp with someone who understands English well. Effectively, you are directed to the bottom of the building and then message the agent again to go up. I have been left waiting on occasion at that stage which can be frustrating. However, usually I can go straight up.
The room itself is a veritable dungeon - the videos and photos on the link are accurate - pretty much everything you need to have a good time from a BDSM perspective is there. This however, is where the difficulty might begin for non Chinese speakers as the English is limited from the 'Queen'. This may well be ok for you - almost part of the 'thrill' but if you have specific likes/dislikes it is better to inform the agent if English is your only language.
In terms of service, this is the most expert person I have been to in Hong Kong. A good mixture of tease/pain. I will not go into details but I have tried most of what is mentioned on the website - usually leaving it to the 'queen's' mood to determine what happens. I have always left fully satisfied!
