anyone interested in investing in a resort in Thailand?

This morning I MSN with someone and somehow our conversation turn to resorts.
He mentioned that he would be interested in investing jointly which lead to me thinking;

The project costs about US$850,000 and I would need another US$200,000 for cashflow without borrowing from the bank, which means an initial investment of 1.05 million and if necessary, borrow half a million for expansion.

If I can get 400 people to give me US$1,000 each, then my dream would be a reality. Against the US$1,000, I could offer 10 nights of free accommodation during off peak periods or 5 nights of stay during peak.

or alternately I jointly invest in a new project with him in his home country since he mentioned that building one is much cheaper in his country.

I wish I could contribute but I'm a poor man and a cheapskate. If I DID have the money, though, what can you give me as an investor in return? Just 10 nights in paradise alone? I think you might have to sweeten the deal a bit. A couple of beach beauties maybe?

no, not BYOG from his country, but BYOG from Thailand (which ever part) to the resort for whatever reasons

Seriously, US$100 a night is not much cheaper than your typical 5-star beach resort, especially considering your investors do not have any ownership rights of the resort, and worse, they have to BYOG and no free booze to boot. Ah ya!

forgot to add, the accommodation is free. the investors get to own US1,000 worth of shares and get to share the profits and have option to sell the shares back to me after the holding period
